Interesting read but I am still left with some questions. I am not in the real estate business but more of a lambda citizen interested in housing affordability. The two line items around costs Hard Costs, Soft Costs are not super clear to me. I think it would be interesting and informative to understand a lower level breakdown of these line items in this example, how much would DCs represent, how much planning fees represent, labor, products etc...I often read about these different headwinds to construction but I haven't yet come across any source that gives a reliable and more in depth breakdown of what these costs are (as a line item % of the total building costs). It would be helpful to better understand the detailed numbers and their economics for the general public in order to have more transparency on the drivers of building costs and the levers that need to be pulled to influence the final numbers.
